How A 37-Year-Old Dad Left His Dead-End Career & Does 5 Deals/Mo Working 5 Hours/Wk

Just three years ago I was in a dead-end career working 60+ hrs/wk wishing I could finally get my real estate investing business off the ground so I could have more time with my family.

I tried everything — virtual wholesaling, all kinds of marketing “hacks”, driving for dollars, cold calling, networking, bandit signs, and none of it worked for me. I was rejected, humiliated, discouraged, without hope, and ended up depressed with nothing to show for all my hard work but a pile of credit card debt.

I didn’t understand why the advice that was given to me in all of the books and all of the websites online didn’t work. My wife was supportive, at least on the surface, but deep down I think she believed I was just chasing one of my fantasies again.

I tried everything to get deals and none of it worked. Then one day I thought to myself: “instead of beating my head against the wall searching for deals all the time, what if there was a way to make them come to me instead?”

I went back to the drawing board and stayed up days and nights on end figuring out ways where I could completely flip the model and make deals come to me instead.

Then one day I figured it out!

I went to work applying this new method for attracting and closing high-value deals and it worked like magic. 1 deal, 2 deals, 3 deals, and then it caught fire and I had more deals than I could possibly handle and had to actually STOP marketing so I could catch up on the work involved with the deals I had.

Over the next 12 months I made $50k. The next year — $150k. The next $250k. And now this year (2018), I’m on track to do $350k. The best part is I’m now only working about 5 hours a week in my house business.

I left my dead-end career and moved my family to our dream house on the lake in NC, closer to our extended family so my kids could grow up with their grandparents around.

People started noticing my results and talking about my story and before long I had people asking me to teach them how to start their own real estate investing business and get deals of their own.

At first I said “No” because I honestly thought it would be too much of a distraction from my house business. FOCUS is a big deal! Plus, I thought that nobody else could do what I was doing. I thought I was unique and that nobody else would be able to make it work.

But then I realized, I’ve gotten my business to the point where I’m only working about 5 hrs/wk, what can I do with the rest of my time that would make an impact?

And in my morning prayer time, I felt called to start teaching other people what I figured out — how to do the house business the right way, where you actually end up with true FREEDOM. Where you build a real business, instead of just another job for yourself.

So I decided to take on a couple of budding real estate investors who wanted to learn how I did it. I showed them everything I was doing in my house business, and walked them step-by-step through the process of setting up everything in their business, just like I have it in mine. I got on the phone twice a week with them and taught them my process from start to finish.

Within two weeks, I almost couldn’t believe it, one of my students got his first deal from what I had taught him. In three weeks, the other one got his first deal. And it kept going from there. These guys went from basically nothing, no systems, no strategy, no focus or direction, to getting deals worth $10k+ each of front-end profit, not to mention the monthly cash flow and back-end equity.

I wondered if this could be replicated again so I accepted a couple more people and showed them how to do it and then BAM — they started getting deals too! Of course, along the way, teaching my process has made me sharpen my systems even more, to where my own business is starting to pick up even more steam just from getting razor sharp in my operating procedures with my team.

Fast Forward to this current day and I have multiple students doing deals, and my own house business is doing 4–6 deals/mo with me working less and less in the business thanks to this “system” I figured out.

It’s honestly hard to believe how this happened so fast. I went from being depressed and stuck in a dead-end career to my dream house near the lake in NC, with as much family time as I ever dreamed of having. Add to that the fact that I’ve helped a number of other investors reach their dreams too, and life is good.

So what is it about my process that’s so dang good?

How have I created such strong deal flow in my business in such a short amount of time?

Well it all comes down to relentless focus on 2 Key things…

We live in an ADD world where there is too much information and too many distractions. While others have tried to do it all — I have tried to do less. In the modern world it’s more about what you ignore rather than what you do.

While other burn themselves out trying to do 49 different things, I focus on 2.
